You must provide a valid Energy Performance Certificate before marketing a property to let. Since 1 April 2020, all privately rented properties in England and Wales must have a minimum EPC rating of E under the Minimum Energy Efficiency Standards (MEES), unless a valid exemption is registered. EPCs are valid for 10 years.
